What should you expect from a property manager?
Rent collection is not the only thing property managers do. That’s just the beginning. When you hire a property manager, you’re hiring someone to look after your investment. There are a number of ways this is accomplished.
Tenant placement and finding the right tenant is very important. Property managers can screen applicants to find you a good tenant who will take care of your property and maintain its value throughout the lease period.
Property managers will also handle all the maintenance calls your tenants may have. Tenants will call when there’s a broken pipe or a leaky faucet or a running toilet. They put in a call by phone or they contact us through their online tenant portal system. Our job is to send someone out to take a look, determine problem and then make any necessary repairs.
On Site Audits
On site audits are important for property managers to conduct. These are basically inspections, but we don’t call them that. When a tenant has been living in the house for a few months, we can go out and look at the property. We’ll conduct an audit to find out whether the condition of your home is acceptable. This also allows us to check on smoke detectors and carbon monoxide detectors, which are your responsibility as a landlord. Audits are conducted at least once a year.
Handling lease renewals is another way Pleasanton property management companies look after your property. When you have great tenants who want to stay, we will check the market to see if your property has increased in value. We contact the tenants and give them the new rental rate. When they agree, we provide all the paperwork and start the process again for another year.
There are a number of California laws and regulations you have to follow when renting out your house. We go to classes on regular basis to ensure we’re getting caught up on the newest and most updated laws. We know you don’t have the time to spend on this, so we do it for you in order to keep you and your property protected.
These are just a few examples of how we take care of your property. Our priorities are to make sure you get paid and your property maintains its value. Contact us at Action 1 Properties if you have any questions or need any help.
