We’re talking today about showing rental properties. The most important thing you can do is to make sure the property is clean and presentable for prospective tenants. You’ll get more interest when the house looks its best.
Schedule showings for several times during the week. People do work and they often like to see properties after work. Some people will be able to see the property during the day, so it’s a good idea to stagger the showings. Perhaps you can schedule for Tuesday at noon and Thursday at 6:00, and maybe another time on the weekend. That way, you’re showing the property in groups and you’re not running over there every time someone calls.
It’s also a good idea to hand out applications and application instructions at the showing. The prospective tenants who are interested can leave with the necessary information if they want to apply for the property.
If the property is occupied by a tenant while you’re showing it, advise that tenant to take care of valuables and medications. They might want to take those things with them during the showing or put them away somewhere so they’ll be out of sight.
